    Contribution: Negotiated development agreement and secured $4M of tax increment financing (TIF).

  • Historic redevelopment of office building into 47 residential apartments and renovated 9,000 sf commercial space.

    Contribution: Negotiated development agreement and secured $700,000 of tax abatement from the County and City.

  • A 210 unit, mixed use residential apartment project.

    Contribution: Negotiated development agreement and two long term parking leases in a public structure; secured $6.2M of TIF and managed public side of the development process.

  • A 51-unit residential apartment project.

    Contribution: Secured and provided a five acre site to project for $1; secured a $500,000 IRRR grant and $660,000 of ARPA assistance; secured approvals for property rezoning and a planned unit development (PUD).

  • A 67-unit apartment and single family residential project.

    Contribution: Secured a $594,392 DEED cleanup grant to remediate soil.

  • A proposed 16 single-family home residential development.

    Contribution: Secured a 29 acre parcel and $100,000 IRRR grant; negotiated development agreement; secured easements for right of way access to Highway 61.

  • 45-unit mixed-use building in the Lincoln Park neighborhood.

    Contribution: secured approvals and negotiate development agreement for demolishing blighted structure, providing the property for $1 and establishing a TIF district to support the project.

  • A 36-unit multifamily project.

    Contribution: secured $875,000 in grants, $657,000 in tax abatement, and assisted with securing variance requests. Negotiated and drafted development agreements and provided general TA to development team.

  • A Duluth HRA owned and operated pocket-neighborhood consisting of 18 for-rent homes.

    Contribution: secured 2.5 acre tax forfeit property, designed project concept and co-facilitated RFP process, assisted with securing developer/builder.
